We are one of the few real estate and advisory firms that are not focused on growing a loan servicing portfolio. In fact, we don’t service loans at all. Most of our competitors have this conflict of interest and will steer deals to lenders or investors that will allow them to service the loan or portfolio post-closing. This conflict reduces the potential pool of capital sources and will, by nature, impair execution. Our conflict-free execution allows us to compete and win against the largest intermediaries on a varying array of capital markets transactions.

There is no substitute for experience. The experience gained from closing over 1,500 transactions allows us to know where the landmines are hidden. We also have a deep understanding of lender and investor criteria, targets, and tolerances.
Co-Founder & Managing Principal
Jay Spearman is the Co-founder and Managing Principal of Hunter Spearman. He is responsible for the strategic planning and growth of the company and oversees its day-to-day activities. His responsibilities include the firm’s creation of client strategies, debt and equity capital markets activities, and capital partner relationships. Mr. Spearman has substantial experience in a broad range of commercial real estate transactions involving industrial, multifamily, office, retail, and hotels. He represents clients in senior debt and structured financing, joint ventures, portfolio loan sales, and restructuring.
Prior to co-founding Hunter Spearman, Mr. Spearman was a Senior-Vice President of Debt, Equity and Structured Finance at Meridian Capital Group, which is the most active debt brokerage in the country. Mr. Spearman’s responsibilities included the management of lender relationships and the placement of large balance loans.
Previously, Mr. Spearman was the Managing Director and Head of Originations for Gulfstream Financial Services, a boutique commercial real estate firm, where he led a team of professionals responsible for the origination of agency, CMBS, life company, and bank debt transactions.
Mr. Spearman is active in ULI, NMHC, ICSC, and NAIOP. With his family, Mr. Spearman has organized multiple fundraisers that support the American Cancer Society and various charitable organizations serving at-risk children.

Co-Founder & Managing Principal
James Mansell is the Co-Founder and Managing Principal of Hunter Spearman. Along with his partner, Mr. Mansell is responsible for the strategic planning and growth of the company. James has a core competency in structuring bespoke debt and equity solutions for institutional-grade commercial real estate acquisitions and developments.
Beginning his career in 2005, Mr. Mansell has led teams that have closed 1,100+ transactions in both the residential and commercial real estate capital markets, including construction financing, refinance, recapitalizations, loan restructurings, and workouts and all types of permanent financing. He has a proven track record of sourcing the most favorable solution for his clients over a broad spectrum of complex situations.
Prior to co-founding Hunter Spearman, Mr. Mansell was Vice-President of Meridian Capital Group, Wall Street’s largest capital markets advisory firm and the most active debt brokerage in the country.
James holds a BS in Business Management. He has obtained the designation of an Accredited Mortgage Professional (AMP) from the Mortgage Bankers Association. He is also active in the ULI, NMHC, ICSC, and BOMA.
